Together, we commit to:Say It, Support It, Grow It, Own It, Do The Right ThingAs a Maintenance Technician, you will collaborate with the maintenance team and assists the Maintenance Supervisor to ensure that physical condition of the community and integrity of our apartment buildings meet operating and safety standards. This position will participate in preventative maintenance, respond to work orders, and prepare units that contribute to an exceptional resident experience. Your typical day includes the following...Conducts daily inspections of the entire property to identify and remedy safety hazards and barriers to pleasant curb appeal, removing trash and debris throughout the dayReports current or potential safety hazards and/or code or lease violations and liability concerns promptly to SupervisorCommunicates daily with the Maintenance Supervisor and execute daily plans as assignedCompletes daily work orders as assigned by the Maintenance Supervisor and ensures all service requests and repairs are completed thoroughly and timelyCompletes apartment unit punch-outs (make-readies) daily and in line with property goalsAssists Maintenance Supervisor in holding onsite vendors and contracts accountable for completion of contracted work as scheduled, and in line with performance standardsWorks with Maintenance Supervisor to maintain effective preventative maintenance programs and schedules, such as mold prevention, HVAC filter and coil cleaning, etc.Assist Maintenance Supervisor with monitoring inventory of equipment, tools, parts and supplies at appropriate levelsAssist in the daily clean-up and general upkeep of common spaces and exteriors including leasing offices, unit models, outside grounds areas, breezeways, and all common areas, including amenity areas (spas/pools/fitness centers, etc)Assist the Maintenance Supervisor with maintaining a hazard communications programMaintain an excellent customer service relationship in accordance with Homestead Service StandardsUtilizes provided work order/service request technology and training to maintain through and accurate records and documentationParticipate in on-call rotation for emergency serviceRequirements:What you will need to be successful in this role:The job requires heavy physical duties, including lifting up to 75 pounds, frequent overhead work, and frequent bending, stooping, crawling, walking, standing, climbing, pushing, & pullingHVAC is preferred, but not required
