OH, Reading, PA, Fairmont, WV or Morristown, NJ.
Roles could possibly be contract to hire.Summary:
- Positions with the Client Real Estate Department in both the
Right of Way group and the Portfolio group.
- The position in the Real Estate Portfolio group reports to the
Supervisor, Real Estate and entails handling 3rd party requests for
use or sale of company property from inception to completion, which
includes preparing an initial recommendation to management for
routing to internal stakeholders for approval.
- The position will require the review of all conditions
identified by internal stakeholders to determine appropriate course
of action to satisfy the request, including the sale or lease of
company property or the consent for compatible use of company
easements.
- The position in the Right of Way group report to the Manager,
Right of Way and Real Estate Projects.
- The position is accountable for activities associated with the
acquisition of fee property, right of way, licenses, leases
necessary to support company transmission infrastructure project
work.
- Property and right of way acquisitions require evaluating
proposed sites, determining property values, obtaining title,
survey, environmental assessment and zoning requirements (if any),
coordinating due diligence and securing legal documents to
accomplish transactions.
- Acquisition analysis involves performing rights and
restrictions review to determine real estate / right of way
requirements.Responsibilities include:
- A solid commitment to all aspects of safety
- Collaborates with project managers to procure real estate and
right of way required to meet the needs of the business units
including evaluating proposed sites, determining property values,
negotiating an option and/or purchase contract and coordinating due
diligence efforts such as obtaining title commitment,
surveys/subdivision plans, environmental assessments, and
continuing through closing and through the internal closure
process
- Gather and review Real Estate records for review to allow for
timely and efficient customer response.
- Reviews, analyzes and negotiates terms of various complex legal
documents, including, but not limited to, option/purchase
agreements, sales agreements, deed, easements, leases, licenses and
consent agreements.
- Acquisition efforts involve reviewing and understanding
requirements of stakeholder including: Project Management,
Substation and Transmission Engineering, Transmission Maintenance,
Regional Engineering, Vegetation Management, Environmental, Siting
and Legal.
- Provide guidance and assist contract resources in support of
the Energizing the Future Program.
- Interfaces with various levels of management within the
company, understands work processes and manages each request from
inception to conclusion
- Applies education and experience to work situations, continues
skill development and establishes a strong foundation in policies,
practices and procedures
- Develops effective working relationships with employees within
own group and establishes solid working relationships throughout
the company
- Anticipates and delivers results to meet internal/external
customer needs
- Assists with department-wide projects and initiatives,
including developing and recommending process improvements
- Maintains the use of company rights, negotiating rents and
preparing lease documents
- An employee hired at the Real Estate Rep level will be assigned
additional responsibilities related to those listed above and be
expected to perform with more proficiency, and in a more
independent manner.Qualifications include:
- Bachelor's degree in Business, Engineering or Science-related
discipline and a minimum of 2-4 years relevant work experience
required.
- Relevant work experience may be considered in lieu of
degree.
- Experience with Real Estate matters, land survey, GIS, utility
engineering and construction a plus.
- Knowledge of utility operations, building facilities and
transmission/ distribution rights of way is a plus
- Strong oral and written communication skills; ability to make
clear, accurate, and concise presentations, reports, and legal
documents
- Excellent customer relations skills; interpersonal skills with
ability to establish rapport with internal and external
customers
- Team-oriented with drive for continuous improvement
- Familiarity with legal documents such as deeds, easements,
leases and licenses
- Proficient with Microsoft Office applications (Word, Excel,
PowerPoint), SharePoint, and digital satellite imagery / GIS
tools
- Ability to use real estate information technology
- Familiarity with SAP and Powerplant helpful
- Ability to improve work processes and develop/recommend
innovative solutions
- Ability to meet customer needs in a professional and timely
manner
- Anticipates needs/accepts ownership
- Strong interpersonal / relationship building skills
