A Licensed Commercial Real Estate Sales Agent is a real estate agent who manages the sale of commercial property for clients. In this role, commercial clients will rely on you to sell their property expediently and for the best possible value. You will research local market activity and stay up-to-date on industry trends. You will also negotiate exclusive listing agreements, leases, and purchase and sales agreements with clients as they prepare their commercial property for sale by offering advice on how to make it stand out in the current market and how to price it appropriately. Commercial real estate transactions can be an intimidating process, so you must be a good communicator and be proficient in how to make a good sale.

To be a successful Licensed Commercial Real Estate Sales Agent, you need to be comfortable prospecting new client relationships and networking with other industry professionals. A goal orientated attitude, with a focus on personal development, will help in becoming a high-performing agent. An ability to think quickly and to creatively solve problems are also vital components in order to stand out in your market. To be qualified for this position you'll need your Real Estate License.

Licensed Commercial Real Estate Sales Agents are compensated whenever they make a transaction. Whenever you close a sale, you earn a competitive portion of the revenue. The more transactions you make, the more income you earn. It is common for agents to earn more than $100,000 each year, although it can take a couple of years to hit that mark as you establish a portfolio of clients.

Job Responsibilities

As a Licensed Commercial Real Estate Sales Agent, you will...

  • Respond efficiently and professionally to commercial inquiries
  • Update and advise clients on listing developments, offers, and leads
  • Coordinate and facilitate listing appointments
  • Prepare thoughtful analysis of clients' properties, including broker opinions of values (BOVs), market comparable, and property research
  • Meet with clients and potential clients to discuss business opportunities

  • Train, coach, support and assist our agents in growing their success and ensure they are the best-prepared and most knowledgeable agents in the market.
  • Offer higher than average commission splits between our agents and brokerage
  • Provide training and resources to help you succeed in your business
Regulatory Notice: To work as a commercial agent, you must have (or be willing to obtain) a real estate license in the state where you will be working. Like getting a driver's license, state-authorized training/testing is required to obtain a license. Third-party educational institutions provide this fee-based training to the general public.
